Summary

The suburban site is located between State Route 18 and the protected Shoalwater Island Marine Park. A small dilapidated house occupied the block for several decades before being acquired by a local developer.

A multiple-house development had progressively become feasible for the owner after holding the land for some time. The federal AUKUS agreement and other economic stimulus had further enabled the project’s viability.

Existing Lot

Bourne architecture was initially engaged to explore development potential for the irregular-shaped site and provide several recommendations. Our brief was to deliver several cost-effective, well performing homes.

We had previously developed a scheme that was ready for planning submission before the project was placed on hold in 2024.

After a 12 month hiatus we elected to discard this work and produce a revised scheme. Our new approach sought to better align with the client’s changing needs, shifting market conditions and our developing aspirations as a practice.

Feasibility Diagrams

Our strategy to the site & dwellings was largely guided by first principles.

The three lots were carved to provide each home with a northern street aspect and generous rear yards. The staggering of mass across the site bridges from larger scale walk-ups (to the east) and more generously setback single storey dwellings. (to the west)

Each of the timber framed dwellings are oriented to north, designed to solar passive and enable good natural ventilation. All timber framing for the houses is designed to be pre-fabricated off site and delivered in the form of scissor trusses, floor cassettes, and wall units.
