Summary

A post-war cottage on a diamond-shaped corner block was home to small family. After living in the tired old house for several years, a compromised building envelope triggered consideration of a greater renovation project.

Context Aerial

The existing dwelling was to be re-roofed, insulated and re-clad, with minor alterations and additions to afford better liveability and thermal performance.

A previous ancillary dwelling development and the home's splayed orientation meant that much of the site's remaining space was limited. Early studies revealed that any expansion to the main house could only extend into the small back garden— an area specifically requested to remain untouched by the client.

Hilton Planning Heritage Constraints

Early Site Study

It is here that our brief became somewhat paradoxical. We were asked to provide additional rooms and amenity, although expansion beyond the existing built footprint was undesirable. Additionally, the home was subject to layers of heritage protection meaning that any significant re-work to existing areas became difficult

Our first priority was to improve solar access to the dark and cold living areas without relocating wet areas. Removing a single internal wall created a combined kitchen, dining, and living space with a north-western outlook. Natural cross ventilation was granted passage through the center of the existing house.

The new areas, primarily comprised of children’s bedrooms & wet areas, were then clustered at the rear of the house replacing a dilapidated rear veranda. This compact addition took the form of an Australian ‘lean-to’ - a half in, half out perimeter volume.

These new rooms encircled a central 4.2 x 4.2m covered patio. This distinctive space aims to offer qualities reminiscent of the old veranda but with a newfound flexibility of use. Most of the projects early focus and discussion gravitated towards this ambiguous area.

The project was put on hold in 2023.
